what can one do with 15+ acres of land? pic related, im planning on starting a business with this available land but im not sure what would be good. its surrounded by a lowes, a highschool, and a walmart. im thinking a entertainment center or even movie theater as the city has ZERO entertainment facilities. want to make good use of it before some idiot buys 15 acres just to build the 1000 fast food joint in the area that will inevitably shut down within 5 years.

Exactly why a storage business makes sense. You said a Lowes is near that area. People place their extra work equipment or tools in there. Nothing is risk free but if you are worried that someone will hide a dead body or drugs then you shouldn't think about building anything to begin with. Everything has risk, go karts, you could easily get sued and requires a lot of maintenance. You said, not maintenance intensive, what better way than a storage facility. With 15 acres I'd probably take a diversified approach. That's a lot of land.
Any possibilities of building town houses? Being next to all that stuff would be a prime spot for middle age family. Millennials are preferring to rent than buy, and with all that shit nearby would give you high chance of renters (depending on housing market in the area) and hopefully if they have kids you would hope they'd be less destructive.
Then, possibility of entertainment. Only question is, will there be a huge demand for it in the future. This could be a bad investment if the area doesn't have the demand for it. Do some studies. Determine.
Retirement facility, everyone gets old af. Ez dollars.
